Villa de Vallecas is one of Madrid's large early twenty-first-century urban developments. El Ensanche de Vallecas, its main growth area, is a PAU with new construction blocks, wide avenues, linear parks and facilities planned from scratch. The district's character is very homogeneous and markedly family-oriented: most residents are families with children who have sought here an affordable alternative to prices within the M-30.
Day-to-day life is covered for basic services: schools, health centres and supermarkets are present in the new developments. Green spaces (7/10) are a plus: the parque de la Gavia, one of the largest in the southeast of Madrid, offers a quality space for walking and sport. The dining and leisure offer is very limited (3/10): there is no relevant bar or restaurant axis, which means residents must travel for entertainment outside the neighbourhood.
Transport is the district's most limiting aspect (4.8/10). The Las Suertes, La Gavia and Sierra de Guadalupe stations (line 1) connect to the centre, but they are line terminals with journeys of 40-50 minutes. Car dependence is high for daily travel outside the main core. Walkability (5/10) is reasonable within the development itself, but low for leaving it.
Villa de Vallecas is the clear option for families with a car seeking the maximum floor space at a contained price (17.3 €/m²) who accept the distance to the centre and reduced connectivity. Safety (5.5/10) is medium-low. It is not a suitable option for young professionals, those who depend on public transport or those who value neighbourhood life and nearby leisure.
