Former annexed town, now a peripheral eastern district with a still semi-rural character and new developments (El Cañaveral). Very affordable to rent (16.8 €/m²), relatively safe for its price (6.8/10), but with very poor public transport (4/10) and a limited urban offer. A car is advisable. Interesting for a first step onto the Madrid housing ladder on a small budget.
Orderly planned district, with medium-rise blocks, interior green spaces and a stable family atmosphere. Very quiet and safe (7.5/10), though far from the centre and with metro coverage limited to line 9 (5.5/10 for transport). Very reasonable prices (17.3 €/m²). No nightlife or cultural offer of its own. Ideal for families and older residents who prioritise calm and moderate cost.

Ideal for flight crews, airport staff and families who prioritise tranquillity and space over proximity to the centre.
Madrid's benchmark luxury district: Milla de Oro, haute couture, embassies and Michelin-starred restaurants. Nineteenth-century Ensanche architecture along well-maintained streets such as Jorge Juan and Ortega y Gasset. Very high safety, excellent transport and maximum walkability. High cost of living across the board: rent (27.8 €/m²), groceries and leisure. Few green spaces beyond the nearby Retiro. For those who value status, premium services and a central location.
Classic prestige district: well-preserved nineteenth-century buildings, tree-lined streets and well-known gastronomy around Ponzano, Olavide and Trafalgar. Maximum walkability and dense metro network (9.5/10). Top-end prices (27.3 €/m²) and very scarce green spaces (2.8/10). Tenant profile of established professionals and upper-middle-class families. The leisure offer draws a large external crowd at weekends, which can raise noise levels.
Madrid's historic old town, with narrow streets and round-the-clock nightlife — the highest-rated in the city (10/10). Everything is within walking distance: museums, markets, tapas and drinks just steps away. Rent is expensive (27.8 €/m²) and flats are old and small.
