What Vicálvaro is like

Former annexed town, now a peripheral eastern district with a still semi-rural character and new developments (El Cañaveral). Very affordable to rent, relatively safe for its price, but with very poor public transport and a limited urban offer. A car is advisable. Interesting for a first step onto the Madrid housing ladder on a small budget.

What Villa de Vallecas is like

A growing area with the Ensanche de Vallecas: new blocks, linear parks and spacious homes. Very family-oriented but with scarce transport and a notable distance from the centre. Reasonable prices for the floor space offered. No leisure in the area itself. A good option for families with a car who prioritise square footage over centrality.
