The historic centre preserves squares and churches at a tranquil neighbourhood scale that contrasts with the peripheral new developments. The PAU of El Cañaveral, in full expansion, contributes new construction blocks, planned parks and modern amenities that have attracted a profile of young residents and first-time families. The Rey Juan Carlos University campus adds a notable student presence to the district.
Green spaces are a strong point of Vicálvaro (7.8/10): the parque del Cerro Almodóvar and the green spaces of El Cañaveral offer broad surfaces for outdoor leisure. Day-to-day life for basic services is covered in the main cores, though the retail and dining offer is limited.
