Arganzuela occupies the southern bank of the Manzanares and has changed character over the past decade. Madrid Río — the linear park running the full length of the district's riverfront — and Matadero Madrid, converted into a cultural and design space, have acted as drivers of transformation. The urban fabric combines traditional residential blocks in Delicias and Embajadores with more recent developments beside the river, where the resident profile has visibly skewed younger.

Day-to-day life includes neighbourhood markets, a growing food and drink scene around Legazpi, and the Matadero and Madrid Río venues for leisure and sport. Green spaces are primarily linear, which encourages walking and outdoor physical activity. Local commerce covers everyday needs well, although the nightlife offering is more limited than in the central districts — a livelier evening out requires heading elsewhere.

Public transport is good. Legazpi (lines 3 and 6), Delicias (line 3), Atocha Renfe (Cercanías and line 1), Embajadores and Pirámides give access to the centre in short journey times. Walkability is high, with wide paths along the river. The M-30 and A-5 facilitate car access.

Arganzuela suits young professionals looking for a slightly more moderate price than Chamberí or Retiro without giving up proximity to the centre, and families who value the Madrid Río space for daily leisure. The market trend is clearly upward: those who expected to find an affordable district here a decade ago will today find a more demanding market.
