Tetuán is one of the districts that has changed most in northern Madrid over the past decade. Avenida de Bravo Murillo runs through its western side: a dense, multicultural commercial corridor where all kinds of shops, traditional bars and newer hospitality venues coexist. To the east, the neighbourhoods of Berruguete and Valdeacederas have a calmer, more residential character. Cuatro Caminos, the great transport interchange of the north, largely defines the district's functional identity.
Neighbourhood commerce is plentiful and varied, with the Mercado de Maravillas as its reference. The food offering covers every price range and cuisine. Nightlife (7.2/10) is above average, with bars and venues concentrated around Cuatro Caminos and the boundary with Chamberí. Green spaces are the district's weakest point (3/10): there are no large parks and open areas are limited to squares.
Transport is among the best in Madrid (8.8/10). Cuatro Caminos is a major interchange with lines 2, 3 and 6. The stops at Tetuán, Estrecho and Valdeacederas offer fast connections to the centre and the north. Walkability is high (9/10), with good pavements and short distances between points of interest.
The typical Tetuán tenant is a young professional who prioritises connectivity and pays somewhat less than in Chamberí (27.3 €/m² versus 22.8 €/m²), with a tolerance for a more heterogeneous environment. Safety (6.5/10) is uneven: some streets are quiet, others have higher incident rates. It is not the most suitable district for families with young children or for those seeking green spaces.
