Classic prestige district: well-preserved nineteenth-century buildings, tree-lined streets and well-known gastronomy around Ponzano, Olavide and Trafalgar. Maximum walkability and dense metro network (9.5/10). Top-end prices (27.3 €/m²) and very scarce green spaces (2.8/10). Tenant profile of established professionals and upper-middle-class families. The leisure offer draws a large external crowd at weekends, which can raise noise levels.

Chamberí is one of Madrid's most sought-after districts and the one that best combines historic character with quality urban services. Its fabric of late nineteenth and early twentieth-century buildings, with well-maintained facades and spacious entrance halls, offers a coherent image that few districts sustain. The neighbourhoods of Almagro, Ríos Rosas and Iglesia present the most distinguished profile; Gaztambide and Trafalgar have a livelier, more mixed character.
Calle Ponzano has consolidated in recent years as a gastronomic reference for the city: wine bars, refined cuisine restaurants and design tabernas follow one another across just a few blocks. The plaza de Olavide acts as the neighbourhood's living room, with terraces active almost all year round. The Mercado de Vallehermoso offers a quality food alternative. Nightlife (8/10) is high, although the volume of visitors at weekends can be an inconvenience for residents. Green spaces are the district's main deficit (2.8/10): there are no large parks; open space is limited to squares and some interior gardens.
Transport is excellent (9.5/10). Lines 1 (Iglesia), 2 (Quevedo), 4 (Alonso Martínez), 5 (Alonso Martínez, Ríos Rosas) and 7 (Canal) provide almost total coverage. Walkability is maximum (10/10): internal distances are short and pavements allow most journeys to be made on foot.
The typical tenant is a professional with medium-to-high income: people in their thirties and forties with stable employment, couples with or without children who value proximity to services and schools, and upper-middle-class retirees long established in the neighbourhood. At an average of 27.3 €/m², Chamberí competes directly with Salamanca and Centro on price. Those seeking green spaces, moderate prices or a popular neighbourhood atmosphere will not find their fit here.
