University district of wide avenues, from Princesa and Ciudad Universitaria to the developments of Aravaca. Extensive green space — Casa de Campo, Dehesa de la Villa — and adequate connections along the western axis (6.8/10 for transport). Mixed atmosphere: student-oriented near the campuses, more affluent in Aravaca. Variable prices (21.3 €/m² on average). A good fit for university students, families and those working along the Pozuelo-Las Rozas axis.

Moncloa-Aravaca is a district of marked contrasts. Its eastern end, around the glorieta de Moncloa and the paseo de la Princesa, concentrates the highest university density in Madrid: the faculties of Ciudad Universitaria and residential colleges create a young, active atmosphere. The western end, Aravaca, has a distinct character of its own: residential developments, detached houses and an affluent community at a scale very different from that of the urban centre.
The district's main asset is its green spaces, with the second-highest score in Madrid (9.5/10). The Casa de Campo — the city's largest urban park — and the Dehesa de la Villa offer spaces for sport and walking just minutes from residential areas. The parque del Oeste and the Templo de Debod add options at the boundary with Moncloa. The food offering varies by area: livelier around Argüelles and Moncloa, more subdued in Aravaca. Nightlife (5.5/10) is moderate.
Transport scores medium-high (6.8/10), with notable differences by area. The Moncloa stop (lines 3 and 6) is a major interchange with the interurban bus network. Ciudad Universitaria (line 6), Argüelles (lines 4, 5 and 6) and Príncipe Pío (6, R and Cercanías) provide good coverage for the eastern part. Aravaca, however, relies mainly on Cercanías and the car to reach the centre.
The district is the natural choice for university students seeking accommodation near the campuses, and for medium-budget families who value green space and tranquillity. It also suits professionals working along the Pozuelo-Las Rozas axis who prefer to live within the city of Madrid. The average price of 21.3 €/m² shows notable dispersion: more affordable in the university environment, higher in Aravaca.
