Hortaleza presents a clear duality between its consolidated neighbourhoods and its new developments. Canillas and Pinar del Rey have a traditional layout with buildings from the 1970s to 1990s and a neighbourhood commercial fabric. Sanchinarro and Valdebebas, by contrast, are twenty-first-century developments with wide avenues, planned green spaces, new schools and low-to-medium-rise residential complexes. The overall district offers a high safety level (7.8/10) and a strongly family-oriented profile.
Day-to-day life in Hortaleza is well resolved for families: public, state-subsidised and private bilingual schools, health centres, shopping centres and sports facilities are well distributed. Green spaces are one of the strongest points (7.5/10): the parque de Valdebebas and the open spaces of the new developments offer large, well-equipped surfaces. Nightlife is scarce (4.5/10): there is no significant evening dining axis in the district.
Transport is moderate (6/10), with notable differences by area. Mar de Cristal and Pinar del Rey (line 4) provide reasonable coverage for the central zone. Sanchinarro and Valdebebas are served by the Metro Ligero, which is slower. In areas further from stations, a car is needed for daily access. Hortaleza is the predominant choice for young families with children who value safety, quality schools and green space, and who accept car dependence.
